Leasing out a Property

For individuals who wish to lease out a property (or properties) – whether they are based in the UAE or elsewhere in the world – Dubai is a very appealing place. Property in the emirate continues to provide some of the best returns in the world, no matter what the global economic situation is.

‘Rental yields’ basically refers to the rental income (i.e. the figure a tenant pays to a landlord) as a percentage of the property’s value. An easy way to add this up is:

Take the total yearly rent, divide it by the house purchase price (or value) – this then equals the gross rental yield

Take the total rent, subtract the property expenses, divide that figure by the property purchase price (or value) – this then equals net rental yield

This should then be multiplied by 100 for the net rental yield percentage

Rental yields in Dubai do vary according to area, but even the lower yields compare extremely favourably to other major global property markets.

However, it is essential that a landlord or property owner works with a reliable and knowledgeable broker to handle the leasing out process. Appello Real Estate is a true expert in this area; when you partner with us, we guide you each step of the way, answering any and all questions – as well as troubleshooting and spotting any potential future problems.

Importantly, Appello is also fully registered with the Real Estate Regulatory Agency (RERA), meaning we will help find you a suitable tenant in a professional and fully legal manner. We understand that you need to be able to depend on this person not only to pay the rent on time, but also to keep your home in good condition. And before any tenants even see your property Appello can help you take care of the place, as well as giving guidance on styling it for viewings.

We always advise clients that working with a company who has been in the business for a long time in Dubai – like us – is usually the difference between a very positive (and lucrative!) leasing experience and one that leaves you exhausted.

Not all real estate agents are qualified to handle rental properties in Dubai – especially high-end properties in communities such as The Palm Jumeirah and Emirates Hills. That is why so many clients trust Appello Real Estate – put simply, we know what we are doing.
